What you sign with My Homebuyers — and when

Our commitment

We never ask you to sign anything before exchange of contracts.

Specifically, that means:

No exclusivity agreement. Before deciding whether to proceed with us, you’re free to consider other options, speak to other buyers and compare any offers you receive.

Once you’ve decided that selling to My Homebuyers is the right option for you and we’re ready to move forward, we don’t ask you to sign an exclusivity agreement or contract preventing you from changing your mind before exchange.

We do, however, want to know that you’re committed to the sale before we begin incurring costs on your behalf, such as instructing solicitors. At no point do we ask you to formally agree to deal exclusively with us.

No option agreement. We never ask for any right over your property, no option to purchase, no right of first refusal, nothing registered against your title — before exchange.

No lock-in period. There is no minimum period you’re committed to us for. There is no period at all.

No fees if you walk away. If you change your mind the day before exchange, you owe us nothing. No administration fee, no withdrawal fee, no charge for the valuation or survey we’ve carried out. Those are our costs of doing business, not yours.

No assignment of your sale. We buy your property ourselves. We don’t ask you to sign anything that would let us sell our position in the transaction to a third party.

So when do you sign something?

Once, at the point every property sale in England and Wales requires it: exchange of contracts. That’s the legally binding moment of any sale, whoever you sell to; it’s when we’re committed to buy at the agreed figure, and you’re committed to sell. Your own independent solicitor handles it, and until that day, you’re free to walk away at any time, for any reason, at no cost.

We say “nothing before exchange” rather than “no contracts”, because the second version wouldn’t be true of any property sale, from anyone. The contract of sale at exchange is what protects you as much as it protects us. Everything before it is where the sector’s problems live, and that’s the part we’ve removed.

What we do ask for before exchange

Being clear about what we don’t ask you to sign shouldn’t hide what we do need, so, for completeness:

  • Information about the property, so the offer we make is one we can stand behind
  • Access for a survey — at our cost, not yours
  • Proof of identity, which anti-money-laundering law requires of every property buyer, and which involves showing documents, not signing obligations
  • Your solicitor’s details once you decide to proceed, so contracts can be prepared

None of that commits you to anything. The offer we make is set out in writing, and the figure in the formal written offer is the figure we intend to complete at.

How to use this page

If you’re comparing companies, ask each of them, in writing, before your first phone call:

“Will I be asked to sign anything before exchange of contracts — an exclusivity period, option agreement, or anything with a withdrawal fee? If so, please send it now.”

A company with nothing to hide will send you their answer in writing. This page is ours.
