If you’re selling your property to a cash buyer, one of the simplest checks you can make is to ask them to provide evidence that they have the funds available to complete the purchase.
We think this is something every genuine cash buyer should be able to provide.
We don’t publish our proof of funds on the website because the documents contain commercially sensitive information. However, if you’re considering selling your property to My Homebuyers, we’re happy to provide appropriate evidence of funds on request.
You can ask for this before committing to the sale, and your solicitor can also verify the position directly with ours.

What “cash buyer” actually means — and what we are
The term “cash buyer” is used widely in the property industry, but it doesn’t always tell you where the money for the purchase is coming from.
A genuine cash buyer should be able to demonstrate that the funds needed to complete your purchase are available and that completion doesn’t depend on obtaining a mortgage on your property or finding another buyer.
If you’re selling to us, you don’t have to simply take our word for this. Ask us for evidence, and we’ll provide it.
What proof should you ask for?
There are several ways a cash buyer can demonstrate that funds are available.
Depending on the circumstances, this could include:
- A recent bank statement or bank-issued confirmation showing available funds
- A letter confirming an agreed or committed purchase facility
- Confirmation from the buyer’s solicitor
- Other appropriate evidence that demonstrates the funds are available for the purchase
The exact document will depend on how the buyer is funded.
You don’t necessarily need to see every detail of a buyer’s finances. Sensitive information can be redacted, provided the document still demonstrates that sufficient funds are available.
Ask for proof relating to your purchase
A general statement that a company has money available isn’t the same as evidence that it can fund your particular purchase.
If you’re considering selling your property to us, ask for confirmation that relates to the purchase you’re agreeing to.
You can also give the details to your own solicitor and ask them to verify the position directly with the buyer’s solicitor.
This is a normal and sensible check to make before committing yourself to a property sale.
The four questions to ask any cash buyer
Take this list to any company you’re considering, including us:
- “Are you buying in your own name, with your own or committed funds — yes or no?”
- “Will you show me dated proof of funds before I commit to anything?”
- “Can my solicitor verify your funds with your solicitor?”
- “Can you give me the title numbers of three properties you’ve bought in the last year?”
A genuine buyer answers all four without flinching. A broker, lead generator or under-funded operator can’t answer the first, stalls on the second and third, and has no answer to the fourth.

Are you really a cash buyer?
Yes — we buy and completion never depends on a mortgage, an unfunded investor or anyone approving your sale. Our funding is in place, evidenced and verifiable through your solicitor.
Why do you use purchase facilities as well as your own money?
For the same reason most professional buyers do: facilities let us buy several properties at once without keeping millions idle in a current account. What matters is that the funding is committed before we offer — your sale is never conditional on us raising money afterwards. Every facility we’ve used is publicly recorded at Companies House, and every one has been satisfied.
Can I see proof before I accept your offer?
Yes. Ask when you receive your formal offer, and we’ll provide a dated, sale-specific confirmation within one working day — and your solicitor can verify directly with ours.
What happens if you couldn’t complete?
It hasn’t happened, and the structure above is why: funds are committed before we offer, there’s no chain and no lender approval. But you are never exposed while waiting — you sign nothing until exchange, pay us nothing at any point, and remain free to walk away right up to exchange of contracts.
