Kelvin Elliott is the founder of My Homebuyers and has personally bought, sold and managed more than £50 million of residential property across the UK.
He founded My Homebuyers in 2016 after more than a decade working in the residential property market. Since then, he has been involved in buying properties in a wide range of circumstances, from straightforward residential purchases through to transactions involving complicated chains, tight timescales and properties that are difficult to sell through the conventional market.
Kelvin remains closely involved in the day-to-day running of My Homebuyers.

Kelvin has spent more than two decades working in residential property and has seen the market from a number of different perspectives.
Over that time, one thing that has remained important to him is understanding how a property transaction actually works and, perhaps more importantly, making sure sellers understand what they are agreeing to.
That was one of the reasons Kelvin founded My Homebuyers in 2016.
The company was built around a straightforward approach to buying property: understand the property properly, explain how the offer has been reached and give the seller enough information to make an informed decision.
Kelvin believes that a cash buyer should be clear about what they are offering and why. If an offer cannot be properly explained, it is difficult for a seller to know whether it is a genuine offer or simply a starting point for a negotiation later in the process.
Buying property in all circumstances
No two property sales are exactly the same.
Some sellers simply want a quicker and more certain alternative to putting their property on the open market. Others may have an existing chain, a particular completion date they need to work towards or a property that doesn’t lend itself easily to a conventional sale.
Kelvin has been involved in all of these situations.
Over the years, he has bought houses, flats and other residential properties across England and Wales, dealing with everything from straightforward purchases to transactions where there are several moving parts that need to be resolved before completion.
This experience also includes properties that mainstream mortgage lenders may be reluctant to finance, including non-standard construction, Japanese knotweed, spray foam insulation, subsidence and short leases.
These properties form part of Kelvin’s experience, but they are not the only properties he buys.
The important thing is understanding the circumstances of the seller and the property, and working out whether a cash purchase can provide a sensible solution.
Kelvin’s valuation process
Every property is different, so we do not believe in simply putting a figure into an online calculator and presenting the result as an offer.
The starting point is establishing what the property is likely to be worth on the open market.
This involves looking at comparable properties and recent sold prices, as well as considering the local market, the condition of the property and any factors that could affect its value.
From there, we will typically offer around 80% of full market value, although the exact figure depends on the individual property and circumstances.
We are happy to explain how an offer has been reached and talk through the figures with a seller. The aim is for the seller to understand both the offer and the reasons behind it before deciding whether to proceed.
